The intent of this program is to assist investors with the rehabilitation of properties located in San Antonio, Texas and its surrounding areas. Medellin Investments LLC and Bendicion Engineering, LLC has over 16 years of experience in the engineering, construction design, and management, making us uniquely positioned to give investors local on-site representation for any and all rehabilitation work needed in achieving investor goals. Bendicion Engineering, LLC, is a registered licensed engineering firm which provides management services to clients with various needs. Our services include but are not limited to: Review of Inspection Report(s) from a certified real estate inspector (if required). Discuss with investor the goals and budget(s) for repairs and rehabilitation work. Determination of crutial and/or minor repairs and/or rehabilitation work. Gather construction bids for items to be repaired or rehabilitated. Provide a project report, including all contracts, invoices, paid receipts, etc... Referrals to superior local realtors to minimize time on market when the investor is ready to sell or lease the subject property. PMP Fees: Our fees are based on a fee schedule determined by the amount of work required as shown below: Engagement Fee: $500.00 (mandatory for all properties) Improvement Cost ($0 to $5,000): $500.00 fixed fee Improvement Cost ($5,001 to $10,000): 15% of total construction cost Improvement Cost ($10,001 and above): 10% of total construction cost |
